Whether we’re sealing a residential patio or a large commercial lot, this process keeps the work consistent—and the quality high.

Step 1: Surface Inspection

We begin every job with a full inspection of the concrete. This step gives us a clear picture of its current condition—whether it's worn, cracked, stained, or holding moisture. We check for damage, previous coatings, and signs of poor drainage or wear. This helps us decide what kind of prep is needed and which products will give the best results. You’ll also get a quick rundown of what we see, so you’re never in the dark about what needs to happen next.

Step 2: Wash & Prep

Once the inspection is done, we roll up our sleeves and start prepping. This is where we remove debris, oil, paint, or loose material that could interfere with the bond. If the concrete needs crack repair or patching, we take care of it here. We use the right tools and cleaning solutions so the surface gets a deep clean without damage. Proper prep makes all the difference in how long the sealer lasts and how good the surface looks when we’re done.

Step 3: Pressure Clean

With prep done, we go in with pressure washing. This step clears out anything left behind: dirt, salt, algae, and years of grime. We use commercial-grade pressure washers and adjust the pressure depending on the condition of the concrete. The goal is to get the surface clean without etching or weakening it. This is the final clean before sealing, so we pay close attention to every inch. The cleaner the surface, the stronger the bond.

Step 4: Seal the Surface

Now the surface is ready for sealer. We apply a high-performance, commercial-grade sealer that’s built to handle Indiana weather. The product we use depends on the job—some areas need more traction, others need deeper penetration or UV protection. We apply it evenly, with precision, and in the right conditions for it to cure properly. This step is what gives the concrete protection from water, salt, oil, and wear, and it’s where a lot of contractors rush. We don’t.

Step 5: Post-Care Quality Check

Once the sealer sets, we return for a final check. We walk the surface, look for any issues, and make sure it’s performing the way it should. If we spot anything off, we fix it. You’ll also get simple post-care instructions so you know how to take care of your newly sealed concrete. We want it to look good for a long time and this last step helps make that happen.
